Your questions, answered.

Building a home today comes with more options — and more opinions — than ever before. It can be hard to know what actually matters.

This section is a straightforward overview of who we are, what we do, and why we believe it matters, designed to give you clarity without overcomplicating things.

  • Airtightness is fundamental to how a home performs, both in comfort and durability.

Firstly, it allows you to retain the air you’ve already paid to heat or cool. In a typical home, uncontrolled air leakage means energy is constantly escaping. Airtight construction helps keep that conditioned air where it belongs — inside.

Secondly, it protects the structure of your home. Everyday living generates moisture — through cooking, showering, even breathing. Without proper control, that moisture can move into wall and ceiling cavities, where it can lead to damp insulation, reduced performance, and long-term durability issues.

A well-sealed home, combined with the right ventilation strategy, manages both energy and moisture, creating a healthier, longer-lasting environment.

  • As homes become more airtight, ventilation becomes essential.

Modern homes built to today’s standards are already relatively airtight, which means fresh air doesn’t naturally replace stale indoor air as easily as it once did. Meanwhile, everyday living continuously produces carbon dioxide and moisture.

Ventilation systems solve this by introducing fresh, filtered air while removing stale air without the need to open windows.

And yes — you can absolutely still open your windows. We encourage it when conditions are right. But on colder, windier, or less pleasant days, a balanced ventilation system allows you to maintain fresh air, comfort, and efficiency all at once.

As an added benefit, many systems also filter out pollen, dust, and airborne particles — improving overall air quality inside the home.

  • Airtightness is typically measured in Air Changes per Hour (ACH), which describes how often the air inside a home is replaced. Lower numbers mean less uncontrolled air leakage — and better performance.

    • A typical new-build home in New Zealand sits around ~5 ACH (BRANZ research findings)

    • A certified Passive House targets 0.6 ACH

    • Airtight Homes typically builds in the range of ~1.0–1.5 ACH

Our level of performance delivers a significant improvement in comfort, efficiency, and durability — without the substantial cost increase required to reach full Passive House certification.

Our approach is about balance. We focus on achieving meaningful performance gains through thoughtful design and construction, rather than chasing diminishing returns.

  • Not at all.

While many of our projects are design-led, the principles of airtightness, insulation, and ventilation can be applied across a wide range of homes.

Our approach is flexible — we tailor systems and levels of performance to suit your budget, your priorities, and your project.

For some clients, that might mean a fully integrated high-performance build. For others, it’s about making smart, targeted improvements that deliver real benefits without unnecessary cost.

Good building isn’t about spending more — it’s about spending well.

  • We take a systems-based approach to building.

This means carefully considering how the thermal envelope, airtightness detailing, ventilation, and material selection all work together — rather than treating them as separate elements.

Every project is tailored. We select and refine systems based on your site, design, budget, and goals — ensuring the right balance between performance, cost, and buildability.

  • Doing Better, Thoughtfully
We believe progress comes from considered improvement — not excess. Every decision is made to meaningfully improve comfort, durability, and design quality.

    Conscious Innovation
We adopt new systems and materials only when they deliver real, measurable benefits. For us, innovation is about refinement — not complexity for its own sake.

    Raising the Standard
Minimum compliance is not our benchmark. We build beyond it — responsibly and intentionally — to improve the quality of housing in New Zealand.

    Transparency & Education
We believe informed clients make better decisions. We communicate clearly, explain performance simply, and guide without pressure.

  • There’s no one-size-fits-all answer — and that’s a good thing.

We’ve spent a significant amount of time researching and refining a range of systems and construction approaches that can be adapted to suit different budgets and priorities. Most of our projects sit within typical new build cost ranges, with performance tailored to suit.

Whether you're looking to make targeted improvements or pursue a higher-performance build, we can guide you toward the best outcome for your investment.

If you’d like to explore options in more detail, we’re always happy to have a conversation.

  • Yes — and we’re excited about it.

We’re currently developing a high-performance show home here in Wānaka, designed to demonstrate exactly how these principles come together in a real build.

Once complete, it will be open for viewing so you can experience the difference for yourself.

In the meantime, we’ll be sharing progress updates — follow along on Instagram or check back here for updates.

  • If you're considering a new build, or even just starting to explore your options, the best place to start is a simple conversation.

We offer a free design and build consultation where we can walk through your ideas, answer your questions, and give you a clearer understanding of what’s possible — based on your site, your budget, and your goals.

No pressure, no obligations, just practical guidance to help you take the next step with confidence.
